Leading Dorset commercial solicitors Steele Raymond LLP have continued their growth with the appointment of another highly rated dispute resolution specialist into their top tier team.
Solicitor Lauren Hayes further strengthens the Dispute Resolution team at its Bournemouth office bringing with her a wide range of dispute resolution and property litigation experience.
Lauren joins Steele Raymond from the Hampshire office of a large transatlantic law firm and works on a wide range of commercial and private issues, from large, complex disputes through to smaller landlord and tenant-based problems.
Recent Court of Appeal decision highlights the importance of clear drafting in commercial leases
The Court of Appeal’s recent decision in Hipwell & Son v Szurek  EWCA Civ 674 sheds some interesting light on how the Court will approach situations where it is asked to imply terms in to commercial leases and is an important reminder that the lease should expressly deal with all respective obligations between the landlord and tenant.
In Hipwell a covenant on the part of the landlord was implied by the Court to the effect that the electrical installation and other service media was safely installed and that it continued to be covered by any requisite certificate. The landlord, having breached that implied term, meant the tenant was entitled to rescind the lease and recover damages, interest and costs.
Bournemouth law firm welcomes newly qualified commercial property solicitor to top tier team
Top tier Bournemouth law firm Steele Raymond has welcomed Rosanna Parker, a newly qualified solicitor, into its Commercial Property team.
Having read French and Spanish at the University of Leicester and then law at Bournemouth University, Rosanna joined the firm as a paralegal before embarking on a training contract with the firm in 2016, qualifying as a solicitor in 2018.
Rosanna joins the 14-strong commercial property team specialising in granting and taking leases, buying and selling commercial properties, taking mortgages and charges over commercial properties and dealing with general leasehold management including subleases, licences to assign and lease extensions.
