We supported our client with a fast-paced disposal, required by a dramatic change of market conditions, of a former industrial site close to major port infrastructure. With complex environmental, title, rights of access and occupational issues in play, we worked with our client and the sales agent to keep the sale on track after an initial transaction went abortive. Structuring the deal to avoid our client retaining significant post sale liabilities, while enabling the purchaser future redevelopment value, meant we could capitalise on unforeseen market conditions when they were particularly favourable for our client.

We’ve acted for JenningsBet for many years, supporting them with their 150-site property portfolio. In addition to the property portfolio management work we advise them on, our work spans providing property litigation support on contentious lease renewals and other property related disputes; acting for the group on the acquisition of new sites and existing betting businesses; advising on complex agreements for leases conditional on licencing, planning, approval of works and site survey; and advising in relation to betting claims. Our ongoing strategic input continues to support the group’s growth and resilience across the UK.  

Pension Restructure

Faced with complex pension ownership and urgent financial pressure, our client turned to us for a full restructure and refinance of two commercial units, one jointly owned with the pension scheme and one solely owned by the pension scheme. Both subject to unfavourable bank terms. By coordinating an in-specie transfer, navigating title and banking issues and liasising about variations required to the occupational tenant’s lease agreement, the transaction and refinance position was secured, with liabilities ringfenced. A position the client had previously been advised was not possible.

Our client looked to add further investment value to their portfolio of retail investments, by developing and regearing various leases. We advised on a bespoke deal with a leading supermarket chain, leading to them agreeing to cease trading and vacate one of their most profitable London stores whilst redevelopment work was carried out, and then enter a new lease at a significantly higher rent and for a longer term. The deal additionally unlocked for our client the potential for 10 residential units to let or sell, which all combined, nearly doubled the asset’s original value.

Hannah Dare helped me with litigating against an illegal eviction from our business premises. 

When our business premises was acquired by a new landlord a matter of months into our 10-year lease, it become clear that he had no plans to honour the remainder of our legal tenure. Following a series of underhand methods of forcing us to sacrifice, we eventually turned up to find he had changed the locks and attempted to make it look as if we had been legally removed. 

Having been given a recommendation by another commercial landlord in Salisbury, I contacted Steele Raymond and was passed on to Hannah Dare to discuss the case. Hannah is exceptionally sharp, and picked up the crux of the issue, the manner in which the defendant had acted, and the personality of who we were dealing with in an instant. As fast as I could relay the story, Hannah had the case mapped out, and our points of argument listed. Having been onboarded using the company ID/address verification app (which is extremely quick and efficient), I was given a list of evidence to collate and return, all of which was concise, relevant and to the point. From this, our case was made and in a very short time, dealing with Hannah and other members of her team when applicable, we were prepared and ready for court. Ultimately, having seen the case prepared against him, and taken advice from his own solicitor, he soon capitulated, and we reached a settlement we were happy with, that covered the remaining term, costs, compensation and lost revenue from our lost lease.  

I can’t recommend Hannah, her team, and Steele Raymond enough, for the excellent service they all provided. I have since used the company to negotiate new leases for other businesses, and do so in the comfort that, should we ever have call to take legal action to secure any of my businesses livelihoods again, I will have the best team working for me.
