Our client, a major regional investor, faced an urgent rights to light dispute that risked significantly impacting a £25m commercial asset. When a national housing provider began building across protected sightlines, we responded swiftly – issuing proceedings and securing an interim injunction within days. Our specialist team guided the matter through to the High Court, deploying our expertise in high-value commercial rights to light claims. Repeated trespasses on Grade II listed Spitbank Fort left locks broken and safety at risk. Owner Fortify Solent turned to Steele Raymond, a firm known for sophisticated property dispute work. Partner Hannah Dare assembled counsel and lodged an urgent application. Within 24 hours the High Court issued a five-year injunction: any intruder now faces contempt of court. BBC and other outlets highlighted the ruling as a stark warning to wouldbe explorers. The order protects the fort, the public, and our client’s longterm plans.

When our business premises was acquired by a new landlord a matter of months into our 10-year lease, it become clear that he had no plans to honour the remainder of our legal tenure.
